2-10 Home Buyers Warranty Review

What 2-10 Home Buyers Warranty plans cover, what they exclude, and what they cost, based on the provider's published terms as of October 23, 2026.

Our assessment (editorial opinion)

A clearly documented plan agreement with a systems-only option and a combination option. Per-item caps are stated plainly ($5,000 for heating and cooling, $2,000 per appliance), and you choose your service fee. Code, permit, and modification costs are excluded except where state law requires them, which matters most in older homes.

Who it may suit, and who it may not

May suit

  • Homeowners who mainly want heating, cooling, plumbing, and electrical covered (Systems plan)
  • Buyers who want to trade a higher service fee for a lower plan price, or the reverse
  • Anyone who wants to read a detailed sample contract before buying

May not suit

  • Older homes likely to need code or permit work during repairs, which is excluded
  • Homes with high-end appliances where a $2,000 per-appliance cap may not cover replacement
  • Hydronic, steam, or geothermal systems, which have a lower $1,500 cap

Key contract terms

TermWhat the contract saysContract wording
Code & permit upgrades Not covered "does not cover the costs associated with any permits, tests, the correction of existing code violations, or inspections" (Sec. 6.B)
Unknown pre-existing issues Only if not reasonably detectable Breakdowns existing before the start date "that were either known by you or were reasonably detectable by you are not covered" (Sec. 7.M)
Cancellation Yes, prorated refund "You may cancel your Plan Agreement at any time for any reason by contacting us via telephone" (Sec. 15.A)

Trade-offs

  • Permits, code corrections, and modifications aren't covered unless state law requires them.
  • Breakdowns that were 'reasonably detectable' before the start date are excluded, not just known ones.
  • After the first 30 days, cancelling deducts service costs plus an administrative fee of up to one month's price.
