"Best overall" here means the plans that perform most consistently across our criteria for a typical owner-occupied single-family home. It doesn't mean best for every home. If your main concern is appliances or major systems, our need-specific pages may be more useful.
How we evaluate plans for this need
We apply these criteria, in this order of importance, to every plan we consider for this page:
- Contract clarity. A public sample contract that clearly lists covered items, exclusions, and limits.
- Coverage limits. Per-item and aggregate caps that are realistic relative to typical repair and replacement needs.
- Service fee terms. A clearly stated fee, and clear rules on when it is charged, including on denied claims.
- Breadth of coverage. Combination coverage of major systems and common appliances without excessive add-on requirements.
- Claims and cancellation terms. A documented claims process, reasonable cancellation terms, and transparent renewal pricing.
Plans we've evaluated
Picks are being finalized
We name picks for this need only after scoring every verified contract against the criteria above. Meanwhile, compare all verified providers.
Before you buy
Availability, prices, and contract terms change and vary by address. Confirm the covered-items list, caps, exclusions, and service fee in the sample contract for your state. A plan we assess well may still be a poor fit for your home. See how to compare plans.
This page is general education, not legal, financial, or insurance advice. Home warranty terms vary by provider, plan, and state; the contract you sign controls what is covered. Spotted an error? Request a correction.
